Before buying a condo downtown, be sure to investigate very carefully noise levels between floors and walls. Developers and real estate agents will say anything to make a sale. In my building, the concrete floors were sold to us as virtually soundproof, yet they are anything but soundproof. I hear a good bit of floor noise when neighbors wear hard shoes, but I hear no noise from real estate agents because I have stopped listening to them altogether.
i know you are only talking about residential agents.

Which is what we were doing before we bought. We thought the speakers in the wall deal might pose a problem. The agent directed us to the construction manager saying that the sound system was his 'baby.' He assured us that they had that worked out. So as I see it, he's got a lot of fixing to do, or me and the neighbors will have to go take him down. Ah... gotta love a good lynching in the spring.

This is a problem in every residential building I have lived in.
Wallstreet's sales and construction people were very clear that it would not be a problem here. But, as many of you know, it is.
Sound proofing was available for a very expensive upgrade. Without it, there is very little protection. I am lucky, in that no one lives on either side of me. But when people move in, who knows what will happen?
The best you can do, is try to retrofit sound proofing, or just become a monk (vow of silence, get it).
For those of you keeping score at home....I am entering my 15th month at Wallstreet, and my punch list is still not close to being finished.
I still love the building though!!

It sounds to me like the solution to your problem is to find a couple of deaf-mutes to buy the apartments adjacent to you.

PROGRESS ON THE POOL!!!!!!!!!!
I might be getting a little over excited here, but there was some guys walking on the roof of the parking garage today that were looking at blueprints and pointing a lot.
That is more action than I have seen yet. We might be getting somewhere!!

They say end of June.
I don't expect a pool opening until August.

Saw the gym here for the first time, is a very nice facility with some good equipment, spacious with a nice design. I really like how you look out at the treadmills at a 45 degree angle down to the sidewalk and street below!

I'm writing a contract here tomorrow...any advice on what I should clarify in my terms? I read there are problems getting punchlist items finished. Is that still an issue, or has that gotten better now that most people are moved in? I'm excited about finally getting out of the suburbs (Lenexa) and making the move downtown.

Welcome to the building. The new construction crews are doing a great job with the punch lists. It took a while, but things are starting to come together.

Thanks! After a frustrating experience with the on-site agents, I finally got a contract signed and I'm read to go. I'm glad to hear that the construction crews are better about getting punch lists done.

angel: great that you're abandoning lenexa for downtown! please remember to support downtown businesses and help us build a strong pedestrian presence to confront the negativity that still surrounds our neighborhood. if you have any problems finding a gallon of milk or a late-nite meal, please ask us... we love answering those questions here!

Great! I've been in the burbs so long that I think I've forgotten what it's like to live in a city. I'm pretty excited that the Cosentino's will be within walking distance and I'll be able to go to the City Market, too. I live out on the western fringes of Lenexa now, so I'm not used to having things very close to me.

That is great news!! I talked to Amy the other day and she said that Townsend had all of the supplies purchased and they were just waiting for the go ahead from the city to rent the crane and start construction. We have a homeowners meeting Monday pm so hopefully we can get some details then.

Looks like the pool permit was approved!!! There is a flyer in the elevators that says they will start jackhammering tomorrow am at 7am. (that really sucks for people like me that work nights...)
