I was hoping for something a bit more significant in there, but it's a quality local tenant nonetheless. Maybe they'll add some other menu items besides just the gelato. Hot dogs would be a good edition. Do they currently serve coffee? Having premium coffee from somewhere like Oddly Correct would make sense. Facebook says they'll be open in June. Hope the Subway rumor is false. Aren't there already 2 Subways within about 3 blocks of there? Cordish should just give that tiny Yummo space $1/month rent to something like a 2nd location for KCK taqueria or maybe an experimental sandwich concept from Happy Gillis.

OK...changed by mind on Balsano's. I'd give it a B+ or an A if they keep their Plaza hours when they move downtown:
Their Plaza store is open until 11 PM every night of the week. That's exactly what they need right in there. I could see people go to one of the more casual restaurants and then grab some gelato afterwards. Or even people might just want to head down there on a warm Summer night, see a movie, walk around, and get some gelato. Great idea if they're going to do late hours. What if they even pushed it to midnight or 12:30 AM? That'd be pretty awesome and send a visual cue there was more going on than just a big drunk tank.
Also...they DO have coffee and tea.

While it may have some utility, it's kind of disappointing considering the Bice occupied a pretty good size space with a well positioned deck as well. I can't imagine a Gelato place needing anywhere near the space of a full service restaurant.

the bice "cafe" space is the tiny space facing the courtyard where bice sold drinks and sandwiches or whatever, not the main restaurant space.

hmm, balsanos is decent-enough move there. They DO indeed have coffee as well as some sandwhiches, quiche, etc. I really liked the idea of the place on the plaza and stopped in a few times, but thought the quality was just OK. They might do well in a little bigger, more high-profile (read: visible) location. I would also think they'll provide some life for the beautiful little patio right outside their doors...

There are actually already 3 Subways between Broadway and Oak, from 9th to 12th. There is also in that same space a Jimmy John's, two Quizno's, and a Planet Sub. I wouldn't be shocked, though if the Subway potentially coming to the P&L was just the one in City Center Square moving away from being stuck inside the suck that is that dying food court.

The Subway on Broadway and the Jimmy John's on Grand are the only two that stay open to a decent hour. The spot in P&L should be able to sustain longer hours, hopefully.

The ones that you posted aren't in the KC area yet. Jason Deli? S. Deli? New York dawgpound? Smashburger? Freddy's? Sobiks but no locations here.

I'm not sure we need a Cosi within 20 feet of a superior local operator like the Mixx. The CBD is huge-- plenty of room to throw them somewhere else besides side-by-side in an already isolated part of P+L. And aren't there about two dozen places to get sandwiches within a three block radius of 12th/Main? Not saying Cosi wouldn't be a nice chain to have, but they're really not filling any kind of void besides the "I saw this in another city" void.

I lived in DC for three years and Cosi is better than Ingredient and Mixx, not to mention they really aren't all that similar. Not nearly as pricey either.
My ultimate preference would be a Potbelly. That place would rake in the cash.

I left out Jason's Deli, the Time Out Deli in City Center Square, The Mixx, Ingredient, Zaina, Chipotle, the Silver Spoon, Cosentino's, ultimately Whopper Bar, various building cafeterias, and others. All are places that will serve you a sandwich or wrap in 5 minutes or less. The only sandwich additions I would really care to see would be a New York style deli, ala the former New York Deli on Troost (or Katz/Carnegie like transport), or a BBQ joint which simply amazes me because the right one could make so much money it is unthinkable. Outside of simple sandwich joints, I'd like to see something on the level of Lemonade in LA: www.lemonadela.com
